PRE-PURCHASE LOT DUE DILIGENCE
Bella Legacy offers a paid pre-purchase lot due-diligence engagement for buyers and real estate professionals who need a deeper builder-side review before closing. It is designed as the next step after a complimentary preliminary property review when the decision requires coordinated site, design and professional diligence.
THE PURPOSE
The purpose is to identify meaningful constraints and opportunities before closing so the buyer can make a better-informed property decision. The work helps organize the questions that affect site planning, design direction and likely project complexity before the client becomes committed to the property.
ENGAGEMENT SCOPE
Depending on the property and engagement, Bella coordinates and reviews the following diligence items with the appropriate third-party professionals where professional licensure or specialty work is required:
Bella coordinates the builder-side process and reviews the resulting information; it does not represent that it performs licensed surveying, civil engineering, architecture, geotechnical engineering or other regulated professional services unless separately documented.
For a Scottsdale homesite, the civil review typically focuses on how the property handles access, grading and drainage; where retaining may be needed; how utilities reach the building area; and whether site conditions create constraints that should influence the layout. The exact professional scope belongs to the civil engineer, while Bella uses that information to understand construction implications before the design becomes fixed.
Confirm what services are actually available to the parcel, where connection points are located, whether extensions or upgrades may be required, and who is responsible for them. Water, sewer or septic, electric, gas where applicable, and communications can all affect site planning and early project cost. “Utilities nearby” is not the same as a verified connection strategy.
Recorded access, utility, drainage and other easements can limit where structures, pools, walls or other site improvements can go. A current survey and title/easement review by the appropriate professionals should be reconciled with the preliminary site plan before assuming that all of the apparent open area is buildable.
You do not need a finished architectural design before buying a lot, but you do want enough builder, design and site input to understand whether the property can support the home you envision. On complex Scottsdale sites, involving the builder—and when appropriate the architect, civil engineer and other consultants—during the diligence window can surface expensive constraints while you still have options.
PAID PROFESSIONAL ENGAGEMENT
This is a paid professional engagement. No public price is listed because the scope depends on the property and the diligence required. If the client purchases the lot and proceeds with Bella Legacy, the due-diligence fee is applied toward Bella Phase 1 design costs. Other engagement terms are defined in the written agreement.
DUE-DILIGENCE INQUIRY
Use this form when you are ready to discuss a paid pre-purchase diligence engagement. If you only need an initial builder-side review, start with the complimentary Property Potential Review instead.
This engagement does not guarantee buildability, zoning or HOA approval, permit issuance, final engineering, final construction cost or any particular project outcome. Property-specific decisions should rely on the applicable governing authorities and qualified professional consultants.
