Lot evaluation is not a substitute for formal surveys, engineering, title review or municipal due diligence. It is an early construction-focused review intended to identify obvious opportunities, constraints and questions that deserve deeper investigation.

WHAT WE REVIEW

Look Beyond the View and the Address

The goal is to understand how the property may affect design, site work, schedule and total project investment.

Buildable Potential

We look at the lot configuration, apparent setbacks, easements, slope and other conditions that may influence where and how a home can reasonably fit.

Site-Work Exposure

Access, grading, drainage, retaining, utilities, demolition and existing improvements can materially change the cost of what initially appears to be a simple homesite.

Project Fit

The property should be evaluated against the size, architecture, outdoor program and finished value of the home you actually want to build.

A Simple Review Can Start With Very Little

You do not need a full due-diligence package to begin. An address, parcel number, listing information or survey—if available—is often enough for an initial conversation about the site.

Is this a formal feasibility study?

No. It is an early builder review. Formal feasibility may require surveyors, architects, civil engineers, geotechnical consultants, municipalities, HOAs and other specialists depending on the site.

Can you tell me exactly what the house will cost?

Not from a lot review alone. We can identify cost drivers and help frame a realistic next step, but a reliable construction budget requires a defined design and scope.

Can you review a property with an existing house?

Yes. That is often especially useful because the property may support renovation, tear-down and rebuild, or a different acquisition strategy.
