How Long Should Preconstruction Take Before a Scottsdale Custom Home Starts?

Custom-home preconstruction lasts as long as needed to align site, design, engineering, selections, approvals, budget and procurement before construction begins.
Custom home project planning timeline chart

There is no single correct preconstruction duration for a Scottsdale custom home. The phase lasts as long as necessary to align the homesite, architecture, engineering, selections, approvals, budget and procurement plan to a level where construction can begin responsibly.

A straightforward property with an organized design team may move faster than a hillside estate, a private-community project or a home with extensive custom engineering and specialty systems. The better question is whether the project is ready, not whether it has spent a specific number of months in preconstruction.

What Has to Happen Before Construction

Preconstruction may include:

  • survey and homesite review
  • architecture and engineering
  • civil and drainage coordination
  • geotechnical information where appropriate
  • HOA or design-review submissions
  • city permitting
  • estimating and budget updates
  • allowance development
  • interior selections
  • trade input and constructability review
  • long-lead planning
  • construction scheduling

Design Completeness Is a Major Variable

If the project begins preconstruction with only a concept, more work remains than if the architect already has a coordinated design-development set. That is not a problem as long as the owner understands the stage.

Private Community Review Can Add a Separate Track

Many Scottsdale-area luxury communities have architectural-review processes separate from city permitting. The design team may need to respond to both, and one approval path does not automatically replace the other.

Selections Can Become the Hidden Schedule

Construction can technically start while some selections remain open, but unresolved decisions may create later delays or allowances. Early cabinetry, appliance, plumbing, lighting and material decisions can improve both estimating and procurement.

Long-Lead Items Should Be Identified Before the Field Needs Them

Windows, specialty doors, cabinetry, certain appliances, lighting and custom fabrication may require early decisions. Preconstruction should identify those items so procurement supports the construction schedule.

Do Not Rush Past Budget Alignment

If the project is materially above the owner’s intended investment, starting construction does not solve the problem. It reduces the number of inexpensive options for solving it.

Iterative estimating during design allows the team to respond earlier.

We would rather spend additional effort aligning the project before mobilization than use the jobsite to discover decisions that should have been made during design.

Our preconstruction planning page explains the process in more detail, and our custom-home timeline guide puts preconstruction in the context of the full project.

Frequently Asked Questions

Can construction begin before every selection is complete?

Sometimes, but the remaining decisions should be identified and scheduled so they do not interfere with procurement or field work.

Does permitting count as preconstruction?

Yes. Permitting and private design review are part of the work that occurs before full construction proceeds.

Can better preconstruction shorten construction?

It can reduce avoidable redesign, procurement surprises and unresolved decisions, which can improve execution once the project is underway.

How Bella uses preconstruction time productively

Bella can help coordinate the milestones that determine whether a custom home is truly ready to start: site investigations, the design team’s drawings, engineering, selections, permit requirements, preliminary trade pricing and long-lead purchases. The appropriate duration depends on the project, but an organized preconstruction process should expose unresolved decisions before the crew is waiting for them in the field. We would rather discuss the critical path realistically than promise the same calendar for every home.
