Custom Homes are designed by our architectural team to suit your needs and will be 100% unique and custom to your vision, never having been designed or built before. Semi-custom homes are homes selected from our extensive list of existing floor plans. You can pick all of your own finishes or even make some modifications to our plans to better suit your specific needs.
The amount of time to build a custom home varies based on many factors. These factors include: the size of the home, HOA requirements (if applicable), the municipality timelines for permitting, and the amount of time spent in the home design phase. At Bella Legacy, we have streamlined the process for our clients so that we can facilitate an organized fast-track approach to helping guide our clients through the entire design and permitting phase so we can get you to construction as soon as possible.
This depends on the municipality but most of our plans are approved within 3 months of submittal.

Yes, we are well versed in all types & styles of home construction and can certainly build it to your specifications. Some HOA’s however in some areas will only allow certain styles of homes so be sure to check with us before you buy that lot so we can verify that the home you want will be allowed in the subdivision you are looking at.
Yes, believe it or not it’s not very difficult for us to do that. We can pretty much make any floorplan look like any style on the exterior that you like. In some cases we have designed the same floorplan in more than 3 completely different styles and didn’t change one thing on the inside!
It depends on quite a few factors including the size of house, the lot, the lot prep required, drainage required, HOA requirements, city requirements, finishes & options, etc. Prices can vary quite significantly, especially with regards to lot prep & HOA requirements so we always recommend that our clients either contact us before buying a lot or as soon as possible after putting it under contract so we can try and give you an idea of costs that may be incurred.
At Bella Legacy, most of our clients either use cash or a construction lender to finance all or part of their custom home project. As a preferred builder with many lenders in the area, we can provide you with lender options so you can find the best fit for your financial needs. We also offer a customized cash-pay program for those clients who want to fund the construction without a lender.
We actually do not price our homes by the sq ft as we don’t feel this is the best pricing for a client. There are too many factors involved that are lot specific including lot prep costs, drainage requirements, HOA requirements etc. When you add all of that plus client-specific factors such as the difference between one client wanting a $25,000 appliance package and another client spending over $100,000 on appliances you can see how the numbers can easily vary. Instead, we feel the most fair and efficient way to price a home is by researching the custom build lot, speaking with our clientele about what goals they are trying to accomplish and what level of finishes will be best for them. We then itemize these costs for our clients for further review & discussion. We feel this also bests help our clients build a home at their budget while allowing them to spend their money where they will get the most out of it.
Most of our homes start in the 800’s and go up from there with the bulk of our custom home builds being between $1,000,000 and $2,000,000.
We are a custom home builder, not a production or tract home builder so we don’t start our clients out at a very low base price and then make them spend hundreds of thousands of dollars in a design center. We start our clients out at our custom home level which is what most builders consider their upgraded level. Most of our clients are very happy with the level of finishes we begin at for them and we allow all of our clients to adjust their finish numbers according to their specific budget & personal needs. We feel this is the best way to maximize our client’s dollars while providing the best quality at the best price. For instance, our standard level of finish includes Wolf/Subzero Appliances, solid-core 8’ doors, Trane HVAC systems, spray foam insulation, Low-E Glass, 2×6 Construction, paver walkways & patios, and so much more!
Yes, we absolutely do! We provide all of our clients with an extensive 1-2-10 Warranty for all of our homes. When we build your home you can be confident that we stand by our product not only now but well after you’ve been living there!
